Pete Van Amburgh
Founder & Co-Managing Partner

Pete Van Amburgh is the Founder and Co-Managing Partner of Valrock. He is responsible for the day-to-day oversight of the firm’s strategy, capital formation and operations.
Prior to Valrock, Van Amburgh was a Founder of PHP Capital Partners, where he led building a portfolio of over 1.3 million square feet of light industrial real estate across Texas. Prior to PHP, Van Amburgh was Vice President of Development at KDC, a national real estate development company. Van Amburgh began his career at CBRE, where he oversaw underwriting of over $15 Billion in industrial and office transactions as a part of CBRE National Partners.
Van Amburgh graduated from Texas Christian University with a B.B.A in Finance. He lives in Fort Worth with his wife, Molly and their two boys.
Pete Sanborn
Co-Managing Partner

Pete Sanborn is Co-Managing Partner at Valrock, where he is responsible for investment strategy, acquisitions, and portfolio management.
Prior to Valrock, Sanborn was a Senior Director at Hines, where he oversaw fund strategy, acquisitions, and asset management totaling more than $8 billion in industrial, multifamily, office, retail, and self-storage assets. During his tenure, he helped launch Hines’ $2.5 billion flagship U.S. core-plus fund completing 32 acquisitions totaling more than 8 million square feet. Additionally, he helped lead commercial asset management in the Sunbelt.
Prior to Hines, Sanborn was an Associate at Stream Realty Partners focused on industrial leasing and development. He began his career working in the U.S. House of Representatives where he served as a senior policy adviser specializing on economic policy.
Sanborn earned his MBA with a concentration in Finance and Real Estate from Rice University’s Jones Graduate School of Business and his Bachelor’s degree from Texas Christian University. He lives in Houston with his wife, Katie and their three children.
Charlie Combs
Director of Investments

Charlie Combs is Valrock’s Director of Investments, where he leads underwriting and facilitates the execution of acquisitions across Valrock’s target asset classes. His responsibilities include financial modeling, due diligence, transaction structuring, and capital planning. Charlie has 8 years experience in institutional acquisitions, asset management, and brokerage.

Prior to joining Valrock, Charlie led Texas acquisitions for Intracorp Homes, where he sourced new multifamily investment and development opportunities throughout the Austin market. His earlier professional tenure includes investment and asset management roles at Berkadia and CBRE. During this period, he successfully underwrote over $1.1 billion in agency loans and managed a diverse multifamily portfolio valued over $2 billion.
Charlie earned a Master’s in Real Estate Development from Arizona State University and a B.A. in Economics from the University of Texas at Austin. He lives in Fort Worth with his wife Katherine.
